Investment Strategy

The fund’s strategy is to invest in structured real estate credit transactions with a mid-grade risk profile, backed by solid guarantees and borrowers with strong credit quality. The goal is to fully leverage the team’s real estate expertise by concentrating the portfolio in regions and market segments where the fund has the greatest knowledge and comfort. The portfolio includes transactions with developers operating in high-demand neighborhoods of São Paulo, such as Itaim, Pinheiros, and Jardins, as well as gated community projects in other state capitals and major cities in the interior of São Paulo. The fund’s transactions are primarily indexed to IPCA + 9% to IPCA + 12% per year, in addition to operations indexed to CDI + 4.5% per year on average.

In addition, the proprietary origination strategy (RBR anchoring) provides a significant competitive advantage in the speed of capital deployment and allows the fund to invest in transactions with better-than-market conditions in terms of risk and return for its investors.
